Which town made it to the top of RIghtmove's "Price Hotspot" and how does it compare to the rest of the country?

Sunbury-on-Thames in Surrey is Rightmove's price hotspot for 2024, where the average asking price of a home saw a very strong increase of 12.5% compared with the end of 2023. The average price of a home for sale in Sunbury-on-Thames rose from £527,005 in 2023 to £592,976 in 2024.

This bucks the trend of the slow rate of growth across the rest of the country with the average asking price of a home increasing by a modest 1.4% in 2024, from £355,177 to £360,197.

London was the only region where prices at the end of 2024 were lower than at the end of 2023, dropping by 0.8% or £5,575.

Since Covid we have seen more and more demand for gardens or private outside space which features heavily in applicant's property searches. Therefore and unsurprisingly terraced houses were the strongest performing in 2024 (when it came to property type) with average asking prices of a terraced home increasing by 2.2%. Again unsurprisingly apartments / flats were the weakest performing, with average prices rising by only 0.5% by comparison.

Rightmove anticipates average prices will rise by 4% on average across Great Britain by the end of this year, 2025.

It also anticipates there will be more transactions in 2025, around 1.15 million, including the beginning of the resurgence in London prices after being the weakest performer of last year.

“Despite a slow year for price growth overall... agents tell us that good quality homes in popular areas have continued to attract buyer interest, even in the slower periods of the market since mortgage rates went up. We predict that this year will be busier for the market in terms of price increases and sales, particularly if mortgage rates reduce" Rightmove’s Chief Data Officer Steve Pimblett noted.
